Inventory / Check In
The Inventory / Check In process involves our Inventory Clerk recording and photographing items, fixtures, fittings and decoration elements within a property. The detailed inspection includes us taking meter readings, recording keys and testing Smoke and CO2 alarms.
This service also entails our Inventory Clerk meeting and greeting the new tenants at the property on their tenancy start date to complete the Check In process.
If the tenants are not available for the Inventory / Check In we can deliver keys locally for them to collect.
The completed report is sent to the relevant parties involved within 24-48 working hours.
The tenant will have 7 days from the date of the inspection to review the report and advise on further any comments before signing.

Inventory / Check In (Update)
Our Inventory / Check In update service serves as an update to an Inventory / Check In report, which we have previously completed at the same property.
This service is popular with returning customers as it is cost-effective – due to being offered at a slightly cheaper rate.

Where a property has undergone extensive refurbishment/decorating works, we recommend a new Inventory / Check In report.

Check Out
The Check out service involves our Inventory Clerk comparing the present condition of a property against the condition stated described on the original Inventory / Check In report.
The Check out service is the most important part of the process as it highlights any changes within a property, notably damages, defects and cleaning omissions.
Unlike many Inventory company’s, Prime Link Property Services Inventory Clerks will carefully assess each individual defect, each comment is labelled as ‘wear and tear’, ‘maintenance’ or ‘tenant liability’
This service saves time and money as our report also acts as a guideline of what deductions should/shouldn’t be made to the tenant’s deposit.

Midterm tenancy inspection
The midterm tenancy inspection is carried out once a tenancy is underway at an appropriate interval to suit your requirements.
The purpose of this report is to note any changes in the condition of the property’s fixtures and fittings.

Gas Safety Inspection
Legal requirement
It is a legal requirement for gas appliances within the rented property to be tested annually. Our gas safe engineers will carry out the necessary checks to ensure all gas appliances and safe and fit for use.
Electrical Installation Condition Report (EICR)
Legal requirement
From 1st July 2020, properties in England will need an Electrical Installation Condition Report before a new tenancy begins.
The EICR comprises of a full check of all fixed wiring within a property. Our qualified electricians will assess whether your electrics are safe, and if they comply with current regulations.
The EICR flags up any potential risks and hazards that could potentially damage the property.
Our electrician will check the fuse board, wiring, earth boarding and electrical switches.
Energy Performance Certificate (EPC)
Legal requirement
By law, EPCs are required whenever a building is rented out, sold or built.
Our Accredited energy assessors produce EPCs alongside an associated report which suggests improvements to make a building more energy-efficient.
The EPC is then lodged on the central EPC database.
