Can you do last minute bookings?

Yes. This is where we have availability Its very rare that we can’t accommodate a booking. The earlier you book the more choice of available times we will have so please just ask.

What do I need to confirm my booking?

Please send us the full address of the property, how many bedrooms it has, if it’s furnished, if it’s a house or flat and how we can get access. We will need the tenant’s details to arrange the booking directly if we are meeting them, alternatively, we can give you some time slot options for your tenants to choose.

How much does it cost?

Please note, unfurnished is only white goods, furnished is the main items of furniture within a room. Heavily furnished may incur extra costs and would be typically furnished but with full linen and kitchenware. We are happy to give you a price estimate if you are not sure about our prices. Please contact us.

When do you require payment?

Private landlords will need to pay before we release reports.

Why do I need an Inventory check in?

One of the most important pieces of documentation you will have as a landlord is your inventory. To ensure that you protect your property and prevent deposit issues with your tenants. A good inventory should be unbiased and carried out by professional independent inventory company.

Do you collect keys?

Yes. We can collect and deliver keys within a 2 mile radius of the property free of charge.

Can you do a check out if someone else has done the inventory/check in?

Yes. But we will need the report before we attend the check out. A check out compares the condition of the property to what it was at the time the tenants moved in so it’s an essential document

Does the landlord/tenant have to be present for the check out?

No. We regularly collect keys to conduct check outs in the tenants absence. there is nothing a tenant can say to the clerk at the time of the check out that will alter what they state on the report, the clerk will make their own decision at the time of check out and it’s then up to the party dealing with any dilapidation’s etc to make a decision as to whether a claim from the deposit would be sought.

What happens after the booking?

48 hours after the booking has taken place, bar Sundays. We need this time to upload all photos and get the report typed up. It then goes through 2 rounds of quality control. You will receive the report via email with a link to view it. From here there is a ‘share’ button where you can share the report to any related parties. Everyone effectively views the same copy of the report which can be signed electronically by all parties, tenants have designated boxes to make any comments to check ins too, so everything is kept in one document that all parties have access to. There is also a PDF button on the report where you can download a PDF of the report. Agents will have a login to the system to view all reports for all properties too. PDF and paper copies available on request.

What date do I book these services on?

The last day of the tenancy ideally, or day after.
